Pools in Summerlin

Summerlin pool projects usually need two approvals: an association design review and a government building permit. Which building department issues the permit depends on where you live. Summerlin South is unincorporated Clark County (Clark County), while other parts of Summerlin are within the City of Las Vegas. Confirm your parcel’s jurisdiction before you apply.

On the association side, the Summerlin West Community Association’s 2026 design guidelines are a useful example of what to expect (Summerlin West):

• Committee approval is required before construction; City permits do not waive it.
• Plan drawings must show the location of pool equipment.
• The water’s edge must be at least three feet from property lines.
• Construction access through association or Summerlin Council common walls is not allowed.
• Pool equipment must be screened from public view, and the committee may require reasonable noise mitigation for pumps and blowers.

Summerlin West lists a typical processing time of 10 to 15 working days. The guidelines note that custom lot and sub-association design criteria may be more rigid. Other Summerlin associations have their own guidelines, so check with yours.
